Adaptive-reuse commercial interior with structural bays and open floor space

Your property route

Which CRAYS Ventures could fit your property?

Introduce a property you own or represent once—without choosing a CRAYS Venture in advance. CRAYS reviews its usable layout, access and surrounding market, technical and planning base, commercial terms and delivery readiness against relevant Formats across Coffee, Retail, Gym and Clubs. Each review records its evidence, open questions and next step; it may progress, reroute or close with a reason and never guarantees acceptance.

One intake · Separate assessments

A Property Opportunity stays independent from every Property–Format Assessment, Candidate, Deal Package, Funding Case and Opening Project. One Format can close while another remains reviewable.

You bring the property. CRAYS structures the review.

CRAYS

Coffee

Compact service and production needs

CRAYS

Retail

Confirmed area context; unresolved requirements remain TBD

CRAYS

Gym

Training, support, ventilation and acoustic needs

CRAYS

Property fit

Exactly six questions define what CRAYS considers and what information makes the next decision useful.

Six questions. A separate answer for every relevant Format.

  1. 01

    Usable layout

Can the relevant customer, service, staff, storage and back-of-house zones work together for one or more CRAYS Formats?

    Useful preparation
Floor plans, usable-area breakdown, columns, levels, clear heights, access points and known fixed constraints.
    CRAYS review
CRAYS compares the geometry separately with relevant Coffee, Retail, Gym and Clubs Format needs.
  2. 02

    Access and visibility

Can customers, guests or members find, enter and use the property comfortably, while deliveries and service access work where required?

    Useful preparation
Entrances, circulation, signage opportunities, parking, public transport, delivery access and shared-access rules.
    CRAYS review
Arrival, dwell, service and delivery patterns remain specific to the Format under review.
  3. 03

    Technical base

Can the building support the loads, power, climate, ventilation, acoustics, safety and fit-out work required by the relevant Format?

    Useful preparation
Power, HVAC, ventilation, structure, floor loading, water and drainage where relevant, fire safety and acoustics.
    CRAYS review
A technical constraint can close one assessment while another Format remains reviewable.
  4. 04

    Planning route

Is there a credible path from the current use to the proposed CRAYS use or uses?

    Useful preparation
Permitted use, planning context, restrictions, building approvals and known authority discussions.
    CRAYS review
Planning feasibility requires evidence and review; it is never an approval or opening promise.
  5. 05

    Commercial fit

Do the proposed term, timing, responsibilities and flexibility support a reviewable property and delivery case?

    Useful preparation
Rent and service charges, term, indexation, incentives, handover condition and responsibility matrix.
    CRAYS review
The private commercial proposition is considered separately for each plausible Format.
  6. 06

    Delivery readiness

Are the information, access and accountable decisions available to plan a reliable handover if the opportunity progresses?

    Useful preparation
Availability, occupier status, survey access, Owner or Broker contacts and known construction dependencies.
    CRAYS review
Reliable means evidence-supported planning, not a guaranteed handover or opening date.

Minimum area is comparison context only. It never proves fit. Retail property and operating requirements beyond confirmed area context remain TBD until their owning decision.

Location and market evidence

The address starts the analysis. It does not finish it.

CRAYS connects property, location and market evidence inside a governed decision context. Source, freshness, completeness and release status stay visible; the system does not make an automatic public decision.

Exact addresses, coordinates, maps, scores, rents, documents and assessment results remain private unless an approved version is explicitly released.

Reachability

Travel-time, arrival and service access are considered for the relevant customer, guest or member pattern.

Catchment and demand

Demographic, demand and activity context is reviewed inside the relevant reachable area for each Format.

Places and competition

Complementary destinations and competing supply help explain local position without making one Gym-oriented set universal.

Evidence confidence

Source, freshness, completeness and release status qualify every conclusion as evidence changes.

Released opportunity context

No public property examples are released today.

CRAYS does not fabricate a property score, rent example or deal. If your property is already assigned to a verified relationship, follow its released evidence privately.

Your property journey

A decision path you can follow.

Each stage names the current purpose, evidence need and next state. Potential fit is not acceptance.

  1. 01

    Introduce

Identify the property and your claimed relationship. Submission is an intake request, not verification or acceptance.

  2. 02

    Clarify

Confirm the brief and request only the evidence needed for the next review across plausible Formats.

  3. 03

    Evaluate

Create separate, versioned Property–Format Assessments with evidence status, confidence and open questions.

  4. 04

    Resolve

Assign every open issue an accountable owner, required evidence and visible next step.

  5. 05

    Decide

Progress, continue review, reroute to another Format or close with a documented reason.

Possible states include information needed, under review, potential fit, no fit for this Format, superseded and closed with reason. Submission does not start KYC/AML, Candidate, funding or opening workflows.

What makes the first review useful.

The public page names preparation categories only. Exact values, files and relationship proof belong in the verified private path.

What remains private

One method in public. Assigned evidence only where authorized.

Public method

Six questions, five stages, preparation categories, evidence-quality principles and honest possible outcomes.

Verified and assigned

Exact property, authority, plans, commercial terms, documents, requests and assessment history require a verified relationship plus assigned record scope.

Explicitly released

Candidate, funding, investor, vendor or adviser evidence is shared only for an approved purpose, version, record and action scope.

Login, account creation, a domain, cookie, public Nostr activity or one released artifact never grants universal access, record ownership or another relationship.

Property introduction

Prepare the first facts. Keep private evidence private.

Public transmission remains inactive: no property information is sent or stored on this page. Owners and authorized Brokers with a verified CRAYS.pro relationship can now continue to the private, relationship-scoped intake.

Preview of the later private intake

Non-live state · no upload · no transmission · no automatic property score · no review or acceptance created.

Confirmed facts and relationship context for the assigned Property Opportunity.

Information requests

What is needed next, why it matters, who owns it and the relevant timing.

Evidence status

What is received, reviewed, missing, conflicting or superseded. Status never means approval.

The assessment version, current state, accountable CRAYS contact, reason and next action.

Your property questions

Before you introduce a property.

What kind of property should I introduce?

Introduce a property when its layout, access, visibility, technical base, planning context and commercial terms are worth a structured review. You do not need to choose Coffee, Retail, Gym or Clubs in advance. Minimum area is context only and never proves fit.

Do I need a finished technical package?

No. Start with the information already available. Missing plans, technical facts, lease information or approvals remain explicit open items and can prevent a decision until they are resolved.

How is the surrounding market assessed?

For an assigned property review, CRAYS can consider reachability, catchment and demand context, nearby activity, complementary places and format-relevant competition. There is no automatic public score or unapproved public map.

What happens after I submit a property?

Submission starts an intake request only. CRAYS separately verifies identity and the relationship to the property. A verified, assigned relationship can then receive scoped requests, released evidence status, the current stage and the next decision. Submission never guarantees verification or acceptance.

Bring the property. CRAYS will structure the review.

Start with the public method or return through the CRAYS.pro Portal when a verified, assigned property relationship already exists.
